Our proposals for a sustainable, retrofit scheme will transform 29 Clements Lane into a compact, comfortable and affordable Point A Hotel, ideally located in the heart of the City of London.
Repurposing the current underused and outdated office building to provide a sustainable, affordable hotel, will positively contribute to the local visitor economy, supporting Destination City and enhance the public realm around the building.
As an internal retrofit scheme, the proposals are highly sustainable, with minimal embodied carbon release through reuse of the existing building structure.

About Point A Hotels

Point A Hotels provides affordable, thoughtfully compact rooms designed to meet the needs of today’s modern travellers. With 11 hotels across the UK and Ireland, including several in London, the hotels offer simple, straightforward hospitality, providing affordable rooms without compromising on quality.
The existing building and location

29 Clements Lane in its current form is an underused, outdated office building. The building address is 29 Clements Lane, EC4N 7AE and it is accessed via Clements Lane, Plough Court and Lombard Court.

The existing building has historically been used as an office. As a result of the low floor to ceiling heights, inefficient, deep floorplates, the lack of natural light and access constraints, the building is not fit for continued office use and therefore requires a new purpose.
By transforming the building into a hotel through an internal retrofit, the proposals offer long-term, sustainable benefits for the site, while increasing footfall and local visitor spend and revitalising the public realm around the building.

A sustainable retrofit of the existing building, with no major changes to the height, massing or footprint

An ideal location for travellers in the heart of the City of London, within walking distance of Bank, Monument and Cannon Street stations and iconic cultural attractions

Offering an affordable hotel, that supports the local economy by increasing footfall and visitor numbers, contributing to Destination City

Complementing the wider public realm by activating the street frontage on Lombard Court, Plough Court and Clements Lane

Enhancing the building to create a quality hotel offering, reinstating the original lightwell as a new internal atrium

Reinstating a food and beverage use in an historic pub location on the site of the former Red Lion

The proposals will transform 29 Clements Lane into a comfortable, accessibly priced hotel of 235 bedrooms. 10% of these rooms will be accessible, and existing lifts will be refurbished to accommodate wheelchair uses.

Additonally, the hotel's restaurant will be located at the currently disused Red Lion pub, bringing a vacant space back to life.

Entrance signage and lighting will also activate the street frontage, revitalising public realm and making it more inviting. We will also re-instate the natural lightwell above Plough's Court, which will increase natural light in the public realm and create a bright, welcoming space for visitors.

A sustainable retrofit
The proposal is an internal retrofit, with no proposed changes to the building’s height, massing or footprint, meaning the embodied carbon of the development will be minimal.

The proposals will upgrade the buildings existing energy efficiency and use renewable energy sources such as heat pumps and solar panels. Automatic “on-off” lighting will be installed to suit the hotel’s 24/7 operation while making energy savings. Overall, we are targeting a BREEAM rating of “Excellent”, and we will increase greenery and planting on the site.
Operation management and servicing
The proposals prioritise considerate operation management and servicing. A comprehensive operation management plan will be submitted as part of the planning application. Construction management will take all necessary measures to be considerate of neighbouring amenity, adhering to City of London guidelines.

Housekeeping (linen) collection and refuse collection is proposed from Clements Lane, using the existing vehicle entrance for vans to load and unload, while kitchen deliveries are proposed from Lombard Court. Hotel refuse will be stored in a dedicated store at the lower ground level, moving up to the upper ground via a goods lift on collection days.
